Determining what a mortgage payment
includes is often difficult. This is espe-
cially true for new homeowners.
Although each lender may have different
collection practices for obtaining the
monthly obligation, the composition of
the payment is standard.
Principal & Interest
The first part of the equation is com-
monly called P/I. These letters indicate
principal and interest. Both components
are easy to calculate. Most standard loan
calculators allow users to type in their
loan term, the total purchase amount and
the interest rate to discover the P/I pay-
ment. As a general rule, the first pay-
ments made on a mortgage go toward
interest. The last few are applied toward
the principal amount.
Taxes
Taxes are the second major part of a
mortgage payment. The county assessor
assigns a property tax to each property
based on the value of the land. These
taxes are added to the mortgage payment
amount. The funds are put into an escrow
account after the buyer makes a payment.
When property taxes are due, the lender
pays them on behalf of the borrower.
Property taxes are usually due twice each
year. Property tax amounts vary by loca-
tion. Some cities and states have much
higher taxes than others. Property taxes
also fluctuate from one year to another.
Lenders add these to a mortgage pay-
ment because they want to be sure that
buyers can afford all aspects of home
ownership.
Insurance
The last part of the mortgage payment
equation is insurance. No homeowner,
even those who pay off their properties,
should go without homeowners insur-
ance. Lenders require borrowers to pay

for insurance as part of their mortgage
payment. From the perspective of the
lender, if something
bad were to happen to
the home, the lender
wants to be sure the
buyer can pay for the
damage and still pay
| the mortgage. Since not
all buyers would keep
homeowners insurance
by choice, lenders
decided to make it a
requirement. This
ensures that they will
still get their mortgage
payment. The amount paid toward insur-
ance goes into the lender's escrow
account. The annual premium is divided
into 12 equal payments, which are added
to the monthly payments. The lender
pays the annual premium directly to the
insurance company. Although the lender
pays the insurance company, it's impor-
tant to contact an insurance agent if there
are any questions about the policy. Be
sure to read the policy terms thoroughly.
Many homeowners don't know how
extensive their policies are or how much
is covered.
Some mortgages also have mortgage
insurance, which is normally abbreviated
as M/I. Whether this is used or not
depends on how much is paid as a down
payment. It also depends on the type of
the loan. This type of coverage is differ-
ent than homeowners insurance. The bor-
rower pays mortgage insurance to the
lender. The lender then pays the amount
to the mortgage insurance company if the
borrower defaults on the loan. Several
loan programs for first-time buyers
require mortgage insurance.
Although buying a home is a big deci-
sion, it doesn't have to be as scary as it
seems. Now may be a great time to visit
your local bank or credit union, and meet
with their mortgage lending profession-
als to discuss your options, to discuss
your options.
