Each year more than one million
children are poisoned with such
substances as aspirin, sleeping pills
and household cleaning products.
Almost all of these accidents could
have been prevented with a few
precautions, according to the medi-
cal staff at AMI North Texas Medi-
cal Center in McKinney.
A free poison prevention kit may

within a short period of time —
usually within two or three
days.
The seller may accept or
reject the offer. If the seller
rejects the offer, he may make a
counter offer. By making a
counter offer, the seller indi-
cates a price he would accept,
which is less than the asking
price.
When the buyer receives the
counter offer, he or she should
re-figure housing costs. Then
the buyer should decide if he or
she can still afford the house.

One of the “joys” of buying
and selling a house is the
process of negotiating the sales
price. Once a buyer has found a
house he or she likes, negotiat-
ing a price with the seller can
begin.
Before making an offer, the
U.S. Department of Housing
and Urban Development (HUD)
recommends that the buyer
know the house and its prob-
lems, know their limits, and
know the seller’s situation.
In order to know a house, its
problems and its advantages,
the buyer should make up a
housing inspection checklist.
This checklist should be a
comprehensive list including all
features the buyer wants and
needs, all exterior and interior
features.
Exterior features that should
be included on the checklist
should include foundation,
brickwork, siding, paint,
entrance porch, windows/
screens, storm windows, roof,
gutters and downspouts, chim-
ney, walls and fences, garage,
driveway and sidewalks,
grounds/landscaping and proper
drainage. Interior features on
the checklist should include
structure of the house, floors,
stairs, plumbing system, heat-
ing system, hot water heater,
electrical system, cooling/air
conditioning, general layout,
kitchen, bathrooms, living
room/dining room, bedrooms,
storage space, windows, doors,
walls/ceilings, basement (if
there is one), and attic.
A careful review of the
checklist can help the buyer
decide if the house has what he
or she is looking for and needs.
The buyer can use the house’s
“problems” to bargain for a
lower price.
Also, check to see what other
houses in the neighborhood
have recently sold for.
HUD recommends that
buyers set a definite limit for
the highest price they are will-
ing to pay. This limit should
