and on account of the said party of the second part, and any such premiums of insurance
and taxes, or either, paid by the said party of the first part, or other holder of said
note, shall from the time of such payment constitute a debt against the said party of the
second part in favor of the said party of the first part, or other holder of said note,
paying the same for the amount so paid, which shall bear interest from the time of such

terest then accrued, shall at once become due and payable and suit may be immediately com-
menced, at the option of the said party of the first part, or other holder of said note,
to collect the same and to foreclose the mechanic’s lien aforesaid.

when the same severally become due and payable, then, at the option of the said party of •
payment at the rate of seven per cent per annum, and the payment of such debt and interest
shall also be secured by the mechanic’s lien aforesaid, and it is hereby agreed and in the
said promissory note provided that in case the said party of the second part fails to pay
the said taxes, or any part thereof, on the said property hereinbefore mentioned and de-
scribed before the said taxes become delinquent, or fails to keep the said improvements in
scribed to the foregoing instrument, and severally acknowledged to me that they executed
the same for the purposes and consideration therein expressed.

garage therein described and provided for upon the following described lots, tracts, or

agree that they shall be so considered for all purposes.
