until paid 8 the rate of seven per cent per annum, and if this contract and said indebted
ness are placed in the hands of an attori y for collection after maturity, or if collected
by legal proceedings of any kind, the said parties of the second part hereby agree and
bind themselves and promise to pay an additional ten per cent on the amount to be collected
for attorney’s fees that the said party of the first part? is hereby declared to have a me
chanic’s lien on the said improvements and on said property hereinbefore described, con
stituting one body of land and intended to be used and enjoyed in connection with the
said improvements to secure the payment of the money to become due on this contract as
hereinbefore specified, that the said parties of the second part hereby agree and bind
themselves to pay all taxes of every kind and character on the said property hereinbefore
described, and the improvementsthereon as they severally become due and payable, until
the said indebtedness hereinbefore mentioned has been fully paid and satisfied, and the
said parties of the second part further hereby agree and bind themselves after the said
improvements have been completed, by the said party of the first part,according to the
said plans and specifications, and accepted by them to keep the same insured, at their
own expense, against fire for an amount equal at all times to the amount remaining unpaid
on this contract, and against cyclones,tornadoes and other windstorms for an amount equa .
at all times to the amount remaining unpaid on this contract,in some good and responsible
insurance company or companies approved by the said party of the first part, or other hol-
der hereof, and to have the policy or policies of insurance payable to the said party
of the first part,or other holder hereof, as the interest of the said party of the first
part,or other holder hereof, may appear, and to deposit such policy or policies of insur
ance with the said pzrty of the first part, or other holder hereof, and that upon their
failure to do so, the said party of the first part,or other holder hereof, may pay said
taxes or insure the said improvements, or both, such taxes and expense of such insurance
to be and become a part of the indebtedness secured by the mechanic’s lien aforesaid,

all liens and encumbrances, recorded or unrecorded except as herein provided, the property
hereinabove described.
