Bean luncheon
set for Monday
Fourteen types of beans will be on the menu for
the annual Bean Luncheon on Monday from 11 a.m.
to 1:30 p.m., sponsored by the Denton Soroptimist
Club, at Flinn Hall of the First United Methodist
Church, 201 S. Locust.
Admission is $2.50 and includes beans, coleslaw,
sauerkraut, salad, pie, hot cornbread, and coffee,
tea or milk.
Proceeds go to various civic projects including
the Youth Citizenship program, training awards
and the Girl of the Year program. Funds also
support a child at crippled children’s camp.
Among last year’s projects were the inception of
the Block Watchers in Towne North, a flag pole for
the Fred Moore Nursery, money toward the pur-

Examine ‘standard’ leases carefully

After a long and
wearying search, you
finally have found the
perfect apartment. You
are anxious to sign the
lease and close the deal.
Wait a minute ... .
Have you examined
the lease carefully? Or
do you automatically
assume that it is just
another "standard”
apartment lease?
“Standard” and
therefore, "unchange-
able”? Or are you
afraid that if you ask too
many questions, the
landlord might not like
you?
Forget it. Landlords
are not in the business to
like you; they earn their
money by leasing real
estate. You should be
thinking, instead, of
getting the most from
your rental dollar. And
one way Jo do that is to
get the most put of your
lease.
MAKE SOME
CHANGES
- Keep in mind that
leases are instruments
of protection for, and
commitment by, both
parties. And like any
other contract, a lease
can be negotiated —
especially if you are in a
good bargaining
position.
I know ... from ex-
perience. Before I
signed the lease on my
- apartment earlier this
year, I took my pen and
wrote the changes into it
that I wanted and the
landlord accepted my
changes. And you can do
what I did. 1

another locale, will
release you from your
commitment. Write it
in.
—Rental deposit held
in escrow. What will be
deducted from it when
—Renovations. You

“reasonable" wear and
returned to the landlord
in the same condition as
when first rented to the
tenant. Therefore,
define "improveme-
nts." Wallpaper and
closet modifications, for
example, may be
viewed by your landlord
as detriments, not
improvements, and at
the termination of your
lease you may find they
must be removed by you
or that removal must be
paid for out of your
escrow. Your lease
should spell it all out.
—Children and pets.
Compact living
may be able to convince
your landlord to give
you non-standard paint
colors, new carpeting,
new or better ap-
pointments (such as
appliances, blinds or
flooring), or, even
custom interior par-
titioning. Inspect the

parking and storage
facilities — make sure
the language 'is very
clear. Question
anything you don’t
understand.
If you find you are not
in a good bargaining
position after all, it still
is within your rights to
ask for lease changes
and clarifications.
