Making A Smart Move
Moving doesn't have to be a nightmare if you
follow these tips to ensure a quick home sale.

For most, moving turns life into a time of chaos and
madness. For many baby boomers looking to down size,
with the right preparation, moving can be one of the best
experiences of life. From finding a Realtor to unpacking
millions of boxes, a lot is involved in orchestrating a move.
And no matter how much you organize, some things
always go wrong. The key to experiencing a smooth move
is to plan, prepare and follow the advice of those who have
gone through it before you. Read-on for tips on selling,
buying and packing, that are sure to bring you happiness
in your new home.
Long before the sign goes up in your yard, the
preparation for selling a home begins. From signing realty
contracts to thoroughly cleaning, sellers have to put their
best foot forward, since their home is on display for
prospective buyers. It is a good idea to place your home on
the market as far in advance of your intended move as
possible. If you are planning to purchase a new home,
most people try to sell their old home first to avoid being
stuck with two mortgages while waiting for a home to sell.
There are basically two ways to sell your home. With the
help and guidance of a real estate agent, or on your own.
Some homeowners decide to sell their homes themselves
in order to save the commission charged by a real estate
agent. The commission rate is usually about 5% of the sale
price, but can vary depending on where you live or which
agency you use. Although many homeowners have
successfully sold homes by themselves, using a real
estate agent has some advantages. Usually your agent will
help you establish a fair asking price for your home;
advertise your home to other agents; list your property in
multiple listing services; schedule appointments to show
your home to prospective buyers even when you are not
there; refer you to sources for insurance, inspections, legal
counsel and financing; and will help you negotiate with the
buyer. If you decide to use an agent, ask friends and
neighbors for recommendations of reputable agents.
Always negotiate the brokers' commission prior to signing
a contract, and only sign for a limited period of time -
usually three to six months. A limited contract time
encourages the agent to work to sell your house in a
timely manner, in order not to lose the commission.
Appearances are everything when it comes to selling a
home. A home that's visually appealing and in good
condition will attract potential buyers driving down the
street. Here are a few seller's tricks, sure to make your
home a hit.
• Touchup exterior paint to cover cracks and mildew.
Add to curb appeal by planting some flowers and
shrubs,
• Take down and replace any fixtures, chandeliers, or
other items that you plan to take with you. When
someone comes to look at your home, you want
them to see it as they will get it.
• Unstuff tightly packed closets by removing some of
the items and storing them out of sight. Prospective
buyers like to see plenty of closet space and messy,
stuffed closets give the feeling that they are to small.
• Make the inside of your home bright and cheery by
turning on the lights and opening up the window
blinds. Set a mood for the buyer with fresh guest
towels in the bathroom and scented potpourri
placed around the house.
• Shampoo dirty carpets, repair dripping faucets and
oil squeaky doors.
• Keep your garage door closed when showing your
home, it will give a better first impression that letting
potential buyers see all of your garage contents
when they pull up to the house.
• Repair and replace loose or damaged roof shingles
and recaulk and repaint loose siding.
• Update your kitchen with new cabinet knobs, new
window treatments and declutter counters of
appliances.
• Make sure doors and windows open without
creaking. If they do, spray a shot of WD40 on the
hinges to cure the creak.
• Put away family photos, sports trophies, collectible
items, knick-knacks and souvenirs, so that potential
buyers can see themselves in your home. The goal
is to get others to see it as their potential home, not
yours.
