group of real estate men and
the Commerce Department
have come up with a novel idea
for interesting European inves-
tors in U. S. properties. If it
works, it'll help reduce the Un-
ited States’ balance of pay-
ments deficit
The idea la to net up a real
estate Investment trust.
Shares would be add to Euro-
pean banks and Individuals and
the proceeds would be used to
buy industrial and commercial
properties all over the United
States. The trust would man-
age the properties and yield an
income to Investors that has
been estimated at about S per
cent.
That'a a couple of points
more than most European
trusts now are returning to
their shareholders.
Officials estimate the trust
would get between $30 million
and $70 million right off the bat
and in five years might grow as
big as $300 million.
The idea grew out of a recent
trip to Europe sponsored by the
Society of Industrial Realtors
and the Department. The eight-
man mission visited leading
bankers and investors in five
countries and took along a poit-
folio of U. S. properties totaling |
$500 million. |
Although some sales were
made, the Americans quickly]
discovered that many Europe-
ans are reluctant to invest ov-
erseas in anything so un-liquid
as a chunk of land or a build-
ing. They don’t want to tie up
their money that way. (
The trust would get around i
this problem, since all a Euro-|
pean would own would be a:
share, which he could trade on j
the market just like a stock. !
Another European worry [
about direct investment in U. S.
real estate was that ode part j
of the country can have a slump
while others are booming.
But since the trust would
