The New Town Half Way Between
Mercedes and Donna on the
Mercedes Canal System
Will be the wonder town of the wonder Valley in 60 days. Her
growth will be more rapid than any town ever opened in Texas. It will
be pushed harder by both the promoter and owner and as hard as ex-
perience and finance can push. Weslaco is not only needed but it is
absolutely demanded by the thousands of people coming into this portion
of the Rio Grande Valley. The location of Weslaco is all that could be
desired for a residential city and will be the pride of all who come to
live in it and the envy of those who do not come. Nothing will be left
undone to make Weslaco a place of the homesite beautiful. Parks are
provided for, wide sidewalks are laid out, all streets are being graded
and hard surfaced in the best sections.

By Experience we have found it to be the most satisfactory lot
sales plan ever devised—it means that all have a fair and square chance,
with no juggling of prices. A child can buy a lot as cheaply as a grown
person, the poor and tlie rich buy alike. Each lot will be tagged with
lot and block number, price and terms, and to buy any certain lot or
lots simply remove the tag and take to the Weslaco Townsite Company
office at once (tag removed and not turned in at once will not be bind-
ing on the company), make your first payment and sign your contract.
You can be your own lot salesman—Now Grab the Tags. Do you know
if only five per cent of the people of North Texas could realize the won-
derful development that is now taking place in the Rio Grande Valley,
as a citrus fruit and winter vegetable growing country, with the wonder-
ful climate and unlimited irrigation facilities, there would not be any
necessity to run excursions any further north than Dallas or Fort Worth
to sell every foot of land and all the town lots in the new towns in the
entire Valley and now Mr. Present Resident don’t you think they are not
finding out the present conditions either for they are and they buy
without looking back. Now grab all the tags you can possibly make the
first payment on.
As a business center Weslaco will soon take her place among her
sister cities as one of the. busiest business centers and shipping points
in the Valley. You only have to look at the geographical location of
Weslaco to determine that fact and her future as one of the best business
locations ever opened in the Valley. When Weslaco was assured as a
new town the farmers in the vicinity subscribed $50,000.00 in bank
stock over night and the brick bank building is now under construction;
gin assured, light and ice plant secured; a complete water works sys-
tem will be installed; the streets in the main business residence sec-
tion will be hard-surfaced; the demand for all dasses of business lots
and locations have been enormous, but none will be sold until the opening
day, Monday, Dec. 8th at 10 a. m.
WESLACO ON HIGH GROUND
Weslaco is located on high ground on the W. E. Stewart Land Company tract south of the railroad and served by the great Mercedes
Canal water system. All business and residence portion of Weslaco will be located on the south side of the track. All industrial plants and rail-
road switches will be on the north side of the track.
RESIDENCE AND BUSINESS RESTRICTIONS
We will have a section in the business part of Weslaco restricted
to brick, stone, cement or other fireproof construction and a portion open
to any class of buildings. 4
Our best residence sections will be' restricted to buildings to cost
not less than $2,500.00 and the portion adjoining that section will be
restricted to buildings costing not less than $1,500.00. We also have a
section open to any class of buildings, but restricted to Americans only.
No lots will be sold on the south side of the railroad to any except
Americans. In this way a restriction and protection is thrown around your
purchase anywhere in Weslaco. Your interest is our interest. The
building of Weslaco is in the hands of the most expert town builder and
promoter in America, with ample capital to make Weslaco the pride of
the Rio Grande Valley, and your invstment, whether a business or resi-
dence location, or for speculation, the best investment you ever made.
